Due its tucked away location, it’s no wonder Larkspur is starting to gain the attention of those looking to ditch their current routine in the suburbs. Located halfway between Denver and Colorado Springs, Larkspur sits in a heavily wooded area, making the community feels like a mountain haven, although it’s just minutes from Interstate 25.

While the Douglas County town has long appealed to retirees, it recently has drawn more young professionals with families.

Larkspur offers traditional suburban neighborhoods with old-growth pine trees. It feels secluded and gives people that feeling of privacy that might be lacking in more traditional neighborhoods. However, with little new construction, demand for the few existing homes is driving prices up.

Buyers here can find homes in the $600,000 range, but the average price for a home in Larkspur is $900,000.

Larkspur was the only community outside Jefferson County to make Zillow’s list of the top 10 metro Denver markets. Zillow studied 50 cities and neighborhoods in metro Denver to measure home value change between June 30 and June 30, 2020.

Most of the houses for sale in Larkspur need to be updated. Many homes were built in the ’70s, ’80s, and ’90s, but the need for repairs or updates isn’t slowing sales. Until recently, Larkspur has been a sleepy town with a sleepy market. But now it’s caught up with the other metro areas, and properties are selling in just days.

Larkspur may feel like a small town, but it’s very accessible to other areas. Locally owned restaurants and shops fill the downtown area, and its location about 15 minutes from Castle Rock offers residents additional access to shopping, restaurants, and other amenities and services.
