The housing market in Denver is indeed competitive, but not all areas are as hot as others. If you’re looking to become a homeowner in Colorado soon, according to a recent report from Redfin, you may find it easier if you exclude Littleton, Aurora, Colorado Springs, and Denver from your search.

Many of the places that fall into Redfin’s top ten of the most competitive real estate markets now are so-called “Zoom cities” – a reference to the remote working app. These areas saw a huge increase in real estate activity during the pandemic, as homeworking became the norm for many office workers. Zoom cities sit in a sweet spot among urban centers in the US and are attractive to a wide variety of buyers – both families and single people.

They tend to be well-connected, medium-sized metro areas, and often they are college towns. Buyers are attracted to them for their reliable high-speed internet, diverse housing stock, and desirable cultural, lifestyle, and recreation amenities.

While many cities across the nation reported some cooling off on the amount of inventory and slowing demand, these Colorado cities show no signs of a slowdown. Redfin measured different sets of data to compile the list: number of competing offers, number of waived contingencies, sale above asking price and number of days on the market.

Littleton ranked first on the list followed by Aurora in second place, Colorado Springs in eighth place, and Denver in tenth place.

This news may be a little disappointing if you had your heart set on one of these areas, but the good news is there are so many charming neighborhoods and areas in the metro area to explore. Whether you’re looking for condo living or want more space to spread out, there are all kinds of neighborhoods where you’ll find less competition.
