Taylor Morrison Home Corp, the nation’s fifth-largest homebuilder, has plans for a 196-acre master-planned community in Arvada. The development is called Trailstone, and it will be built in two phases.

Phase one, which delivered more than 410 lots closed at the end of January 2022. Phase two is expected to close in December 2023 and will add more than 265 lots. Properties will be available to buy in 2023 and Taylor Morrison has a tentative move in dates for residents in Q4, 2024.

With Trailstone, developers say they are looking to address the housing affordability issue in Colorado. According to the National Association of Realtors, there are 400,000 fewer affordable homes available for those that earn $75,000 to $100,000 than there were at the start of the pandemic.

Taylor Morrison usually builds homes for the second-home move-up buyer, around the size of four bedrooms and three bathrooms. In 2020, the company acquired William Lyon Homes, which opened up a new spectrum of products for every level of home buyer, including first timers.

Trailstone will include a variety of floor plans, including townhomes for first-time buyers and single-family houses across three different lot sizes with a range from three to seven bedrooms. For the townhome buyer, the development will give them a little separation from neighbors with small size yards.

Additionally, the 196 acres will feature more open space, hiking and biking trails, five acres of parks, a community recreation center and a butterfly garden through a partnership with the National Wildlife Federation.
