Just like buying a plane ticket, some days are better than others to list your home for sale. According to a recent report from Zillow, the best day to list a home in Denver is on a Wednesday in early March.

Listing a home in early March can lead to an impressive $30,200 more for the seller, which is a 4.7% premium for a typical home. Listing on a Wednesday can mean a 0.6% bump.

If you’re getting ready to list your Denver home, you’re still in a good spot. April is also a strong month for sales. Homes listed in April can sell for a 4.2% premium, which comes out to about $27,000 more on a typical home.

Now, for the worst time. According to Zillow findings, the worst time to list is in October when homes can sell for a 5.7% discount, or $36,7000 less. Listing on a Monday can be a 1.4% discount on a home while listing on a Saturday can mean 1.2% less.

Overall, the sweet spot to list in the Denver metro is between late February, when sellers get a 4.3% boost or $27,000 more on a typical Denver home, and early May, when sellers can get a 4.1% boost or $25,900 more.

To calculate this analysis, Zillow looked at single-family homes in the middle 90% of Zestimates (Zillow’s home estimates) that were listed for sale in 2019 and 2021. The company then used a system of comparing the actual sale price, the Zestimates and the Zillow Home Value Index to determine the percent premiums and dollar premiums in markets across the U.S.

Nationally and in Denver, housing demand has increased greatly, starting in Spring 2020 when Covid-19 pushed people indoors to the point that Coloradans started looking for larger houses to accommodate their lifestyle. Demand has been increasing ever since. Denver has also been dealing with record-low supply month after month.
