Exploring Denver’s Union Station Neighborhood

Union Station itself is more than a landmark. After declining use as air travel became more popular, the station and the surrounding neighborhood experienced a rebirth when the city spent $500 million to make it a transit hub for light rail lines, Amtrak, the Flatiron Flyer, bus lines, and the A-line to Denver International Airport.

The rehabilitated building reopened in July 2014, and neighborhood redevelopment followed and added office space, retail and dining, hotel rooms, and more than 3,000 residential units. The city calls the neighborhood a “vibrant, mixed-use area, with more than $3.5 billion in private development projects in the surrounding area as well as more than $2 billion in economic impact annually.”

The neighborhood offers the best in urban living with condos and lofts for purchase and apartments for rent.

Two newer options include The Coloradan and McGregor Square. Purchase prices start in the mid- $600,000s and run to $6 million.

The Coloradan, built in 2019, offers 334 residences with owner amenities, including the 18th-floor pool deck, 24-hour front desk service, a fifth-floor community garden, and a fitness center. Onsite dining and retail options include a clothing boutique, a blow dry bar, a coffee shop, a dry cleaner, a mezcal and tequila bar, Sweetgreen, and a community art space.

McGregor Square, which opened in 2021, offers 103 condos in a 13-story building that overlooks Coors Field. The homes are part of a three-building 650,000-square-foot development that includes dining, retail, hotel, and office space.

Living downtown appeals to a range of people from Millennials and Gen Z to Gen X and Baby Boomers. It offers people a chance to walk to work or walk to have a nice dinner. Plus you can have a cocktail or two and not have to worry about getting back to the suburbs.
