Double-digit home price gains have been common across metro Denver during the past year, but according to a recent study from Zillow, when it came to notching the highest rates of appreciation, homeowners in Jefferson County were the clear leaders.

Zillow looked at 50 cities and neighborhoods across metro Denver, measuring the change in home values between June 30, 2020, when markets reopened after a lockdown, and June 30 of this year. Of that group, 10 of the 12 locales with the highest rates of appreciation were in Jefferson County, and the other two were in Douglas County.

Home values in many Jeffco communities were already above the metro average, reflecting the premium people have long put on living closer to the mountains. As the pandemic sent homebuyers scurrying to find living quarters with more space, the county with the largest average lot sizes in the metro area benefitted again.

The West Pleasant View neighborhood, which is east of the Golden Cemetery and has Camp George West and the Jeffco Fairgrounds on its eastern border, had the highest growth in home values at 28.5% of the 50 locations surveyed, according to Zillow.

The runners-up, with one exception, were all in Jefferson County. Edgewater, Wheat Ridge, Columbine, Conifer, Applewood, Arvada, and Morrison had home price gains in the 22% range. Not far behind were Golden, Lakewood, Evergreen and Ken Caryl, also in Jefferson County.

Larkspur in Douglas County was the only non-Jeffco neighborhood to make the top 10 in metro Denver with a 22.6% gain on homes that were valued at $839,651 as of June 2020. It ranked third overall after West Pleasant View and Edgewater.
