If you tried to buy a home this spring or summer, you’re likely aware that competition was fierce. Buyers were offering thousands over asking price, giving up concessions like inspections and/or repairs, and sellers were cashing in.

While it’s still a strong seller’s market in Denver, July data from the Colorado Association of Realtors and Denver Metro Association of Realtors both indicated a slight cool down despite the scorching temperatures outside.

If you’re considering selling your home, now is still a great time, but it’s important to keep your expectations in check. You may not see the frantic buying frenzy we experienced earlier this year, but as home prices continue to rise, you’ll still find yourself in a pretty good spot. If you’re thinking of listing your home soon, keep these tips in mind:

1.     Price correctly
Having more normal expectations of the market and listening to your real estate agent will help. You’re much more likely to receive offers over asking if you are priced correctly to begin with.

2.     Be willing to make some repairs
We are seeing more buyers walk away from deal lately as they are willing to pay top dollar and they know that more options will becoming available. If you’re willing to help them out in this area, you’re much more likely to get at least your asking price.

3.     Expect fewer showings
While you may not get 100 showings in a day like we saw in spring and summer, buyers out looking today tend to be more serious about becoming homeowners soon.

Interest rates are still extremely low, and demand is still there. If you’re thinking of selling, you’ll want to get an experienced pro on your side to help ensure you get top dollar for your home. Give Metrowest a shout today – we’d love to help you start the process!
